Maintenance can be either UNPLANNED or PLANNED:-

UNPLANNED MAINTENANCE is where maintenance work is either not done at all or only done when the equipment or plant suddenly show a loss of productivity or breaks down totally. It is a reactive form of maintenance. This type of maintenance will result in higher downtime and higher cost compared to plan maintenance. However there are some facilities, which will require unplanned maintenance.

Curative Maintenance and Emergency Maintenance is unplanned maintenance. Curative maintenance is carried out after failure of the equipment or component. It is intended to restore an item to a state in which it can be perform its required function.

Emergency Maintenance is actually curative maintenance which is needed to be done immediately to avoid even consequences. The person to do the repair jobs (i.e. the emergency maintenance) is usually on standby and is ready to respond to any calls regarding breakdown and emergency repairs.

PLANNED MAINTENANCE is where maintenance work is based on a schedule and plan for the particular or equipment. It is of course better than unplanned maintenance. This type of maintenance proactive or pre-emptive approach.

Preventive Maintenance is carried out through periodic inspection and or replacement of critical parts. This will:

INSPECTION :- Regular inspection or critical part

SERVICING :- Protect constantly, clean thoroughly, inspect frequently, lubricant efficiently, adjust and replace if necessary, repair immediately.

Planned Maintenance involves all types of service agreements, from standard. Maintenance contracts with regular inspection and repair to complete framework agreements covering all aspects of maintenance under one contract. Agreements include the total operation and maintenance of pumping stations and associated equipment.
